Is there any obligation?
No. The memo is free whichever way you use it. A fee exists only if you later ask me to file the appeal, and then only from savings actually realized, at the matrix rate the memo already named: 8% to 20%, set per property by its own tax bill, written into the engagement letter before you sign. I already have a consultant, or I file in-house. Can I still ask?
Yes. Many reviews are second opinions on a notice a current firm has not flagged, or on a schedule that has been filed the same way for years. The memo is written so that your own team or your firm of record can act on it without me; every finding carries its authority and its math, and nothing is filed or sent to any county without your written instruction.
What if I send several buildings?
Each gets its own memo and its own rate; the set gets one written delivery date at intake. If the memos become an engagement, five or more properties get a written schedule, still priced per property, at or below the published matrix. Any building the review calls fairly assessed simply drops off the list: no fee, no filing. How an engagement works
