Property Tax Appeal Guides by State

I am based in Highlands Ranch, Colorado, and work across the West and Midwest. Every state below has a full appeal guide on this site: deadlines, ratios, procedure, caselaw. The Free Assessment Review runs in every one of them. I appear personally in Colorado and Utah, and I handle the other states personally, case by case.

Colorado First, Then the Rest of the Footprint

Each card carries what the state's appeal turns on and the real-property protest deadline as published on the deadline table. Two kinds of clocks run across these states: fixed-date states set the deadline by statute no matter when the notice arrives, and notice-date states start counting the day the assessor mails. The controlling date is always the one printed on your notice.

Deadlines are the real-property dates as published on the deadline table, last verified August 2026. Colorado business personal property runs on its own calendar, covered in the Colorado guide; other states' personal-property dates are in each state guide. Several states move dates for weekends, county elections, or late mailings.

The guide is the reference. The review is the answer.

Send me the notice of value, or an address and county, for a commercial property in Colorado or any state above, and I will tell you in writing whether the number is worth contesting, and say so plainly if it is not. Acknowledged within one business day. No retainer, no fee unless your taxes are reduced.
